Rezumat

The aim of the paper is to define the spatial econometric method for the land evaluation in rural areas by using the opportunity price in land transactions. The factors that determine land market in the Republic of Moldova are significantly related to the productivity of agricultural land, their location within the local landscape, characterized by the slope and soil quality, adjacency to local or republican access roads for storage and other. Also, an important role in the formation of the plots market price has the pressure of the urban space to convert the agricultural lands afferent to the cities and villages in industrial or residential spaces. This financial pressure with an exponential decrease concentric with respect to urban centers is not negligible in the formation of the price of land transactions.
